When purchasing into a community that has an HOA, it is wise to ask to see the Budget and Reserves. You also have to ask for the Condo docs that should list what the hoa dues are and there could be assessments for the community that are still due when you purchase as well. This information is there for the taking. If asked, they do need to supply.

Doing your homework may save you tens of thousands.


I wouldn't use a blanket statement saying that all HOA's are flat broke. I know a few that are actually doing quite well. Even building tons of homes....with buyers lining up to move in.

Remember Real Estate is local. If a community up north is doing horrible and is declining, that does not mean all communities elsewhere are suffering. Our market was one of the first hard hit by the wave of foreclosures and as some economist mention, we are one of the first out of it.

The fact that those HOA's are trying to pass on someone else's debt to the new owners without letting them know is devious, underhanded and down right crooked. It may be legal for them to do but it is downright CROOKED and that is one of the main reasons the real estate industry has such a bad reputation, They always try to screw somebody.

Anyone in their right mind knows that if you move into a community with a homeowner's association, there will be dues for the time you own.

It is not devious or crooked, it is common sense.

It is how much that is the big question.

You are trying to muddle the water, this is not what the article was about.
It has absolutely nothing to do with regular due's for a HOA.
