We currently live in the Washington DC area, and are planning to move to Cape Coral this year. We spent a few days down there last week looking for properties, and really liked two located in the SW area. One of them is located in ZIP 33914 and the other in 33991.

I prefer the one in 33991, it is close to Chiquita Blvd. and SW Pine Island Rd. The house is lovely and is built on a huge lot. The one located in 33914 is also really nice, but the street seems a bit busy (SW 32nd st).

My main question is this: Looking at the city data, it seems like properties located in ZIP 33914 are assessed at a much higher value than those in ZIP 33991. Are these two areas very different? If so, what are those differences?

33991 is undergoing utility expansion in some parts, it is farther to beaches, the airport, hospitals and shopping. It's gulf access lots tend to be farther from open water. With all those negatives it is a very nice area and is considered pretty desirable. It is low crime has good schools, shopping and dining are growing rapidly in that area, it is poised for growth.

I don't think there is a bad choice in either location

Thank you so much for your reply. It explains very well the difference between the two zones. It is great to know that 33991 is a nice low crime, area and growing rapidly. I also noticed in the city data that the home prices although lower, are increasing a bit more than in 33914

33914 is a pretty large area. You looking east or west of Chiquita?

the next area starting in 2015 is right above pine island rd still 33991

I live in 33914 and work in 33991. In Cape Coral, the further southwest you go, the higher the prices, the lower the crime, and the closer you are to the spreader. Both are nice zip codes but for living more safely with prettier views, 33914 was my choice.

Also keep in mind with the utility expansion in 33991, roads will be dug up at some point, as a property owner you will see more than $10,000 in new assessments added to your tax bill, plus hook up costs etc. This is depending on your location you select. Majority of 33914 if not all of this zip has been completed and if you haven't already asked the realtor, you can find out of those assessments have already been paid off by seller or you will take them over when purchasing. Just some budgeting food for thought. We also chose 33914 for crime rate data, schools, and assessment and utility expansion completion.

It is very wise to compare areas before making a choice as to where to buy.
When selecting an area make sure you take into consideration what amenities you want to be near to.
If you are a boater, do you want Gulf Access? If so, how much time do you want to spend getting to a certain area for recreation?
Zip 33914 is a very desired area because of the community and Gulf Access canals. The Median Age is 44.8. But there is a vast difference in the North part of the zip and the Southern part. So you want to know the difference factors.
The Southern part of the zip has higher valued homes.
Zip 33991 is near Pine Island Rd and the West side of Cape Coral. There are some Gated Communities and Golf is available.
There are homes on fresh water canals that do not have any outlet. The Median Age is 41.1. This area is close to a lot of Commercial properties.
Zip 33993
Is now one of the hottest areas for Real Estate in Cape Coral.
This Zip is just North of Pine Island Rd and Burnt Store Rd. The Median Age is 35.2. One of the reasons the demand for homes in this area has gone up is that there are good Gulf Access properties. The travel time by boat to Miceli's Restaurant on Matlacha would be about 15 minutes. That puts you in Matlacha bay and then another 20 minutes to Boca Grande Pass and into the Gulf. The attraction is the price of homes in this area. You can find a Gulf Access lot for under $150,000 whereas in the other Zips the lot would be much higher priced. There is a lot of new homes being built in the Zip which is great for property values.
There is a lot to sort through to find the best location for your needs. Hope this is of some help
