Default Rental estimates

I'm considering buying a house or condo in the SW/Central FM area. Prob. around 1500 sq feet, 2car. However I'm getting a great deal while living in/caretaking the grandparents home until the family decides to sell. Hard to leave that until I have to, but don't want to miss out on a great deal if/when one comes up.

If I end up staying where I'm at now, but jump on such a house what range of rent could I get by leasing it out?

I've been seeing many 600-700 ads around for small apartments, often in lesser quality neighborhoods, and some around 1200 for condos. I'd be nice to come close to breaking even to the mortgage. Any lessors out there with advice?

Thanks
