If you are in a floodzone B, C or X, you are eligible for a Preferred risk policy (PRP). This Policy cost a maximum of $349.00 for 250000 structure / 100000 contents / 500 deductible. The insurance company is writing a "customized" policy (which is not incorrect), but they should of informed you of the better option.

I have the same dilemma here in Naples, my home is 30+ years old and its hard to find affordable insurance. I have 1 month to find a price less than 2 grand for just the HO insurance. ?No storms and the prices are still rising???? crazy

Does anyone have an agent that finds good deals??

When I was looking I called almost every agency in the phone book. Some (most) don't even return your calls. I have insurance through St. Johns and heard that is one of the cheapest. It was when I got quotes.

ok I seem to have enough info on insurance but what about property tax. Are they being assessed to reflect the new values of the homes.

Default taxes

my opinion would be no. But it shouldn't really matter the town comes up with a budget and then figures out what to set the tax rate at based off values of property if all values go down they typically raise the tax rate if values go up they typically lower tax rate so the individual tax bill ususally stays about the same except for yearly inflationary increases. so very rare for tax bills to go down.
