Default Bonita Springs area condos

We have been looking on-line at several condos for sale in the Bonita Springs area. Specifically at 'Golf Villas of Bonita Springs' on Maddox Lane (10,000 block), The Tides at Pelican...' in the 23000 block of Walden Center Drive and the 'San Mirage' on Colonnades Ct E.

Does anyone here have any info or comments about these complexes or the areas in general.

We do plan on driving down from "The City of Champions" sometime this fall and spend time looking for a condo. Will be strictly snowbirds so schools, etc not an issue. Mostly concerned about neighborhoods.

Since this will be a winter residence, we have been trying to keep cost to under $75K and maintenance fees/taxes under $500 per mo. and pet friendly.

Any input greatly appreciated. Thanks in advance.

Bill, on the other thread about Ft Myers, I thought you were saying $500 for maintenance fees. Oops! Now it sounds more reasonable, although there are condo associations with fees around $500 a month.

Maddox is in the Bonita Springs Country Club area, which is relatively safe and quiet. The other condos you mentioned are right off of route 41. However, you might not mind living close to a main road.

Just FYI, the Tides at Pelican Landing has nothing to do with Pelican Landing. However, it is near it. Both the Tides & San Mirage were built as apartments and converted to condos during the big housing boom.

If you're considering these complexes, you might want to drive a few miles & check out St. Croix in Pelican Marsh, another condo conversion. There are units in this price range. (depends on what size you desire)

I lived in Bonita Springs for over 13 years until last month, so I'm very familiar with the area. However, I never lived in these condos. I've heard both good & bad about them, but it's only hearsay.

The only reason I mentioned St. Croix is that some 1 and 2 bedroom units are priced under $75,000 and you might get more money for a vacation rental in Naples. Bonita is a nice city, but when people go on vacation and they're thinking about a resort town, I'm guessing they think of Naples first. I really don't know what the maintenance fees run, but there are many listings now, so you can look them up online. If you're a property owner in Collier you can get a parking sticker for your car, so entrance to the prettiest beach in the area (Barefoot Beach) is free! I lived less than a mile from it and had to pay $6 bucks because I was in Lee County. Go figure. I know it sounds a little crazy, since it's the same sand and the same water, but there's a big difference between Bonita Beach and Barefoot Beach, at least to me.

129 k condo where I live, monthly fees 225/mo, free boat space, condo is only one on a canal.
We have a nice solar heated pool. Our community is very stable financially and that should definitely be taken into account when you are buying. I am condo pres. here. We are off the Imperial River and its about 40 minutes to the Gulf by boat.

Spanish Harbor.....do a google search for spanish harbor in bonita springs and that will pull up real estate agents who are listing units here.
