A good summary of what has been happening in Cape Coral.
Thank you.

Yes, people should spend a couple weeks there and decide for themselves. I did and I love it and that's my opinion.

well if it brought me to where you were trying to direct me it was listings under realtytrac.. so let's break this down. out of the amounts they listed as available some were sheriff auctions they listed 1029 that were in the final stage of foreclosure. some were already listed as sold and some did not have a date set for a foreclosure sale so could be sold before auction as it could be listed also on the mls as a short sale. but it is correct that what ever number is left will be auctioned off at the courthouse and there are buyers for every single one waiting for them. like I said these sales have a 1 to 1 ratio of buyer to seller. If the bank is the highest bidder they typically list them with a realtor. If a flipper buys them they usually relist on the mls through a realtor
the next group were preforeclosures 2348 these are ones that are not even available for sale they were just anyone who had a default notice filed at the courthouse. These " could be" future foreclosures but not always and again in this group there were some that were listed as sold.
last group was bank owned properties. This means they have already gone to foreclosure bank was the highest bidder and then the bank is going to turned around and resell in an attempt to recoup some of their loss. Once again some were listed as already sold and if you go to the later pages they are listed as being from 2008 if you think those properties are still available you're crazy. But I figured I would get some proof so I figured i would get the address and prove that the ones they were listing as active were indeed sold a long time ago. but they will not give addresses unless you sign up and register again showing they are only out to get info from buyers to sell to realtors or get a referal fee on a different property. There are many on this forum that have used this service and will attest that these properties are not all available.. Also so we are not talking about different things I will clarify this my 2400 listings are for single family homes only it does not include condos, and land which realtytrac is counting, ok so the number with condos included are 2829 listing and land accounts for another 2575.

I know you are not very fond of the area, and that's ok. I thought your opinions were fair in your descriptions calling it a ghost town etc. I appreciate that you didn't call the place a dump or insult the people that do call it their home by calling them suckers. You seem to me to be above that and have a little more charachter.
Anyway, I feel your pain. I am from the northeast and when I worked for a major company I was asked to temporarily cover an area in Southeast Florida for 90 days as well (turned out to be a little more). It was during peak hurricane season and to me also seemed like a ghost town. I was told a lot had to do with being off season. I had no friends or family in the area so I was pretty lonely. I've never been the type to go to a bar or resturaunt by myself so I spent a lot of time working extra long days and at the hotel. Because you didn't neccessarily choose this area as a place to be based on your likes or dislikes it doesn't take away that a lot of people choose the area because it offers what they like. For example if you like the beach I would recommend taking a trip to the end of Captiva island or to bowman beach on sanibel they are both very nice beaches. If you like to Kayak you can rent one in Matlacha at the end of Pine island road to go through the Calloosa blueway which is a marked trail for kayakers through some mangroves and around some really nice islands. If you like to fish there are many places which some are hailed as best in the usa. Take a trip to Cape Harbour at the end of Chiquita in the SW section and get yourself a gelato and watch some live entertainment at the outdoor pavillion. If you enjoy golf there are some decent courses in the area, for shopping the miramar outlets are supposed to be fantastic. if you are into ecology the jn ding darling park may be a good choice for you.
Think of the things you like to do a run a search to see if there are any groups. Otherwise you may want to just use your time for self improvement. What I finally did with my time was workout like a mad dog and diet so when I went home I was 25Lbs lighter with a buff physique. ( I didn't keep it when I got back).
but if none of these things are for you just remember these are the reasons why some have picked the area to either buy a vacation home, retire, raise a family. if there are some things you don't like share them.

Those are good suggestions especially about working out. My preferred method of exercise is Pilates and before I arrived I took a group class 3x a week. Pilates is a well known form of exercise and widely popular. On arrival to CC I posted an inquiry on City Data to locate a studio (or studios) and received zero replies. Upon furthur investigation I discovered no venues for group lessons. What was available was private instruction which would require travel and is far above my budget. So I am exercising alone until my assignment is completed.
Thank you for the beach reccomendations. I'll check them out. In my original post I did call Ft. Myers a dump and I'll stand by that. IMO the beach is not nice at all and the area surrounding the beach is unattractive. I have eaten at 3 restaurants in the area (which were highly rated) and had issues with cleanliness, food quality and service.
On a positive note, I recently dined at Marker 92 @ Tarpon Point Marina and it was great. Rumrunners @ Cape Harbour was also pretty good.

I bought a foreclosure in Dec 09 and have wonderful neighbors and I am in a nice area in the NE Cape.
Many homes are being bought up , the best ones go fast. Some need some fixing up. Some are buying a fixer upper and flipping it making a few bucks.
The problem started in Cape Coral with the sub prime loans that were written and many homeowners were paying just part of the interest and the rest of the interest was being tacked on to the mortgage. The price of the homes got greater as they lived in them and in a few years the sub prime mortgage adjusted and the mortgage payment because much higher to pay. Many could not pay the higher payment and defaulted on the loans.
Many houses are stuck in the system now waiting for the court to declare them foreclosed and then going back to the banks to be placed on the market. There are many homes , thousands waiting to be resold. Many people from around the world are buying them up.
The good deals are in Cape Coral and in time many lucky buyers , young and old will have alot of house for the money they paid.
I live in NJ and bought in Cape Coral to live here during the winter months.. Many are doing the same. I see many areas of the Cape , sometimes one street is nicer than the one down the street. It depends who your neighbors are and how they take care of their properties. It makes a big difference if everyone takes care of their lawns and takes some pride in ownership.

lower priced homes
this has a lot to do with having so many houses built in a short amount of time right before the housing market crash and that many people were financed on a home that should not have been advised or accepted to take on a mortgage...the economy goes down, variable rates go up, jobs are lost, and families can not afford the mortgage payment..they are forced into foreclosure.the house that my husband and I bought two years ago is a foreclosure...times are hard...
