My recent experience moving to Keller -

We moved to Keller Town Center area from Houston in December, after looking for a house for two months. We put in three offers on houses, all within 2 hours of viewing the houses and each of the houses were on the market for less than a week. The first two times we offered just under asking and were rejected for higher bids. The house we finally won we bid $100 over asking (they were asking 274,900, we offered 275,000) and according to the realtor they had another bid same day for same amount, but our financing was guaranteed (not contingent) and we could close faster so they chose us. This house was the cheapest we looked at and $50k under our budget.

We are putting our house in Houston on the market this month (I've been going back and forth to wrap up my work) and the realtor has taken his estimate of what we should list for up by $10k simply because of demand in the market there.

2 years later and what a boom it is. I can't imagine trying to buy in this market.

I bought a home in N FW in NWISD. We want to leave the area for Arlington, TX (Which I know the schools aren't as good but the area is a better fit for our lifestyle - more to do, more diversity).

Homes sold in my neighborhood stay on the market for an average of 2 weeks (less than a week during the summer). This is great news as I also bought this home in 2012.

Since everyone is buying, i'm going to sell.

To answer your question: Crime is very low here! Things are new and nice! Schools are great! Location to Denton, DFW Airport, and downtown FW are all within 25 minutes with good traffic.

It is just a wonderful area to call home. My main reason for wanting to leave is lack of diversity, lack of vibrancy,,, boring vanilla cookie cutter. It's cookie cutters everywhere up here. I hate to leave NWISD but parents have to have a life too. We are the ones paying the mortgge.

As we all have tried to tell you "good luck with that."

Personally, the year I had to work in north Arlington was the pits. Cars got broken into in our parking lot, and the trashy apartments, payday loan places, and traffic from theme parks and Rangers and Cowboy games made me happy to leave.

If more to do versus better school is your choice - what keeps you from moving?

We bought a house and paid 5K over asking AND paid for the escrow and title fees. In this market, you have to go balls to the walls.
