For flexibility, I would recommend Grapevine as well. The schools have an excellent reputation, but do share the district with Colleyville, which, along with Southlake are very aesthetically pleasing, but place heavy emphasis on money and status. Argyle, although a little farther, might be worth looking into.

I am a native Texan and have made some really, really good friends with families from California. There's still lots of room for everybody in Texas.

I have lived in Bedford, Colleyville, Dallas, Keller and Lewisville... Colleyville has lots of money, so there you have the snobs.. In my opinion all of those places have things that you are wanting to stay away from... Probably not as bad as Cali. but it's still there. Grapevine is horrobly congested with traffic and is the only place for several local cities to go out to eat or see a movie, so you're looking at a two hour plus wait on weekends to eat, and malls and movies so crowded you don't want to be there. Arlington is getto, so is Hurst (or parts of it anyway) and Euless. Keller is a little to "up and comeing", with lots of construction and traffic, all just in the last ten years. Lots of transplants in the entire metroplex. The closer to Dallas you get the more snobby and materalistic people are. Stay away from Dallas.

I'm in Houston right now and moving to Fort Worth this Spring. I would check closer to Fort Worth. North Richland Hills is nice, I had a close friend that lived there and I visited frequently. Personally I want to be near the city, but I am not married and don't have children to concider.... Have you concidered going a little out of the way to Weatherford? It's only about 20 min from Fort Worth and it's a quiet community. My uncle retired as police sgt. there, so it's safe, clean, good schools, and away from most of the stuff you are looking to get away from. I hope that helps in some way.

I have never waited 2 hours to eat or go to a movie in that area. How long has it been since you were up this way? There are so many movie theatres and restaurants up and down 121 and 183. (And not all people with money are snobs.)

Arlington isn't ghetto. Arlington is a large city. It is like saying Dallas or Fort Worth is ghetto. There are some rough parts of Arlington (closer to DFW), but southwest, and the southern areas by Kennedale and Mansfield are real good. Many big houses and the education is real good in this area. The southern areas are seeing a lot of new neighborhoods, too.

Colleyville and Southlake are snobby places that I would hate to be in. Martin High School is rich, too, but the people here are natural and not fake. Grapevine would be the place to go, but it is real crowded there and it is the only large mall in the area. The place is horrible on weekends.

It has been about 4 years since I've seen the Arlington area, so it may have cleaned up it's act a bit since then... I have a close girlfriend living there now, and she can't stand the place. I know it's a big place, but it's still a suburb, and there are places I wouldn't eaven want to drive my car in Arlington... I'm just not use to that I guess.... Not unless you are in what I concider a big city, ie Dallas, Ft worth, Houston... I expect bad areas in cities like that... Southlake, like I said, was just a bit too up and comeing for my taste. Lots of people in a small area that is tryig hard to grow, but Colleyville I liked. I lived there for several months while staying with my grandparents. All the people I met were friendly...

It's true not all people with money are snobs. I'm sorry if anyone got that impression. I lived in far north Dallas, and don't care to go back. The general populaton was very snobby and rude. All my friends were transplants, from other countries eaven. They were very cool and down to earth, but the locals left a bad taste in my mouth.... I'm actually moving to Fort Worth this summer and hope it's better than Dallas.. It is smaller, and I'm hopeing has a different attitude than the big D... I'm actually really excited about the move!!!!

Grapevine is a bear on the weekends... I have waited two hours for a table in a reaturaunt on several occasions, and traffic is as bad as Dallas!!! I would not reccomend to anyone moving anywhere that ment Grapevine was the place to go out... I wouldn't eaven recommend moving to a place that requires commuting through Grapevine to and from work. Not unless wasting your life away in traffic is something that doesn't bother you. There is enough people there already, trust me. They have no need for more residents!!! It is a nice place, don't get me wrong, just overstuffed at present...

Sorry if I offended anyone. Just shareing my personal expierences and opinions...

I definitely wouldn't consider Hurst as "ghetto" since I've lived here for 8 years and I'm in a great area with lots of shopping, fantastically maintained parks, and much more. My home and the homes for blocks and blocks around are all very well maintained and home values are going up in this area because of all the new shops and amenities all around. There are bits and pieces of Hurst that one might label as "ghetto" but I daresay that there are very few places that don't have small, rundown areas with the exception of places like Highland Park and Colleyville.

When my wife and I first moved in to the mid-cities, we lived in Bedford and liked it very much. At the time, we lived in an apartment off Central Drive. We loved Bedford and wanted to purchase a home there. We looked and looked and couldn't find anything desirable. Our realtor suggested Hurst, but at the time we didn't have a high opinion of Hurst. I don't know exactly why, but we were so set on Bedford we didn't want to consider Hurst. After an exhausting search for homes in Bedford and finding nothing we finally decided to look in North Hurst. We were delighted by what we saw; a clean city with well maintained facilities, plenty of great places to shop and eat, one of the largest malls in Texas, and very well-manicured homes in fantastic neighborhoods with nice parks and a family-friendly atmosphere. We bought a home 8 years ago and have never regretted our choice. So for those of you that have an opinion that Hurst is "ghetto," I just don't get it. Hurst is a great place to live with excellent schools, tree-lined streets, a great park system, and well-maintained city facilities.

Although Grapevine is a nice city, it is becoming increasingly ultra-crowded and Grapevine Mills Mall is almost impossible to get into and out of on the weekends. The traffic there is horrible as well. I have to admit the traffic in Hurst pretty much sucks as well, with the point where 183 and 820 coming together as a very bad area for congestion. All in all, I think if one takes a look at Hurst, especially North Hurst, these days they will find it an exceptionally nice city with alot to offer.

You have to move pretty far out to get away from traffic, congested malls and long waits for dinner on weekend nights at popular chain restuarants. Although some areas may be slightly better than others, that's just the way it is around here. Its a very large population!

121 needs to be upgrading as a freeway after Fellowship Church. I have been on traffic on that thing on a Saturday afternoon. Grapevine is a serious mess on the weekends. It is like everyone in the area huddles at Grapevine Mills. Also, Arlington is close to 400,000 people. I wouldn't call that a suburb anymore.

The Parks at Arlington is the same way as Grapevine Mills, though. The plus here is that there are more places to shop than just the mall (Matlock @ I-20 for example). In Grapevine, everything is at the mall.

I am also a native Texas from the D/FW area. Grapevine is no more of a traffic mess than any other part of the metroplex. The convenience is worth a little traffic on weekends, unless you would rather drive through horrible traffic from the outlying areas on a daily basis to get to a job in Dallas or Ft Worth. I have lived her for 15 years and never waited 2 hours for a table at a restaurant as described in an earlier post. It doesn't even compare to Collin county/Frisco area when it comes to crowds and traffic. The traffic and congestion up there is awful! All you have to do is get a New Homes Guide and count how many new neighborhoods they are building in towns such as Frisco, Keller, McKinney and compare to the GV/Colleyville, Southlake area. Grapevine is landlocked so the good news is that it will never grow too much in population which is fine with us. It is charming and relaxed. If you think there is traffic here, just take a drive up to Frisco on the weekend and you won't be able to wait to get back down to this area where it feels quiet.

You must be blind to see Grapevine as not having a traffic mess. Grapevine is the center for all shopping for Northeast Tarrant County. The airport being right there doesn't help either. 121 is a real pain and needs to be a freeway. There are a lot of freeway interchanges up there, too. McKinney, Frisco, and Grapevine top my list has having the worst suburban traffic in the Metroplex.
