Just how "bad" is South Hurst?
From what I've read and heard, no one really recommends living in South Hurst. What about the future development along Pipeline, the Bellaire redevelopment, new fire station and senior center? Will that positively affect neighborhoods in South Hurst?
I've been house hunting for several months now and really think Hurst has a lot to offer. However, I'm single with one income and can only afford south of 183/121. (I refuse to have a mortgage more than 25% of my gross monthly income!) I'm well aware the crime stats are higher south of 183/121, particularly east of Precinct Line Rd. But, there are some "ok" neighborhoods with 1950s houses that have been well taken care of in that area.
I've talked to people who work for the city, and one mentioned that younger families are moving in south of 183. That appears to be a good trend.
Thoughts???

If you like a particular neighborhood, drive there at different hours of the day, evening, weekend, knock on doors and ask the opinion of the people that live there. Also, you may call the local police department and ask them about how many calls and type of calls they get in that area.
Some people think that older homes means a bad neighborhood...

I completely agree, and I also think your advice applies to any neighborhood in every any price range.
Noticing the real estate tag under your screen name, I realise you can't offer opinions that could be construed as "steering", or discriminatory. But your line of work would indicate (depending upon the market area you serve) that you might have insights regarding the rise/fall of comps in the area, or about investor owned properties vs. owner occupied trends. BTW, I'm glad to see a real estate person contributing to the boards.

Having run into several of your other posts, I am beginning to wonder if I should save myself the hassle of researching every census plat and driving around all the various neighborhoods scattered here there and yonder throughout northern portion of the metroplex - I'll just wait for you to post back that you found a neighborhood that's a really good fit.  I am trying my best to avoid looking south of 30, or west of DFW because of the commute, but I am rapidly running out of searchable areas out this direction. Someone recently suggested looking in the far W. Arlington areas or N. Richland Hills - but yikes, I am thinking that would be a horrible commute back to N. Dallas.

nsumner - Do you have any insight on how redevelopment affects surrounding neighborhoods? Specifically, I'm talking about Pipeline Road in Hurst and how it will affect neighborhoods just north and south of it. My understanding is Hurst wants to make Pipeline a mixed-use and pedestrian-friendly area, similar to a downtown Grapevine. Any history on how this affected neighborhoods in Grapevine?

Hurst is about as far west as I will go. The good thing about southern Hurst is it's only 7 minutes from the TRE, which takes me downtown where I need to be. I don't know that I'll work in downtown Dallas forever, which is why I'm thinking Mid Cities. I'm also finding I can get a lot more for my money in Tarrant County vs. Dallas County. Car insurance is also A LOT cheaper!
The more I research Hurst, the more I like it. I talked to several people who work for the city, and it seems to have a stable city government. Not to mention, their customer service was excellent. What a rare find. Their city planner called me back within two hours, and their crime statistician had stats to me within an hour and took the time to answer all my questions. Hurst seems to be moving in a positive direction since it can't grow any further and needs to retain its tax base via redevelopment. I was also told there are a lot of younger families moving in south of 183/121. I imagine they are buying and updating those 1-owner homes and are attracted to H-E-B schools. I am interested to know, however, what the city and PD's plans are for crime.

Hurst is definitely an up and coming small city. I live in North Hurst and drive to South Hurst quite often. There are a lot of new developments going on in South Hurst and it's definitely not a bad area. North Hurst is a little more expensive, but there are some fine housing additions in South Hurst. There are very small pockets of areas that are not that great, but I don't think crime or anything is bad. I don't see any gang activity when I'm down there (mostly in the parks), nor do I see any really bad areas. There are some areas that are poorer, but not blighted. All in all, I would recommend anyone looking to move to South Hurst drive around and take a look. There are some very pretty areas there that deserve a second or third look. It's definitely an improved area, and I would not be afraid to live there.
I think some great deals are to be found there. The whole city of Hurst is ran very well. It's clean, and located in a good part of the metroplex.

Haven't heard anything bad about south Hurst. I'd probably say the older areas in Hurst would be more livable than older places in other city's. Something like that...

The city of Hurst is really doing a lot of infrastructure improvements and is definitely on the upswing. The neighborhood that we've lived in for 10 years now (far North Hurst near N Richland Hills/Colleyville has never experienced any crime, at least for me and mine personally. It's a great area.
