Since it seems NO ONE else will do this, I guess It's my duty to post the goings on of new buildings and developments in this town. I'll start off with the Residential News, first:

Additions to So7 apartments in the West 7th district. Completed in June 2014

Caroll Street, Linwood neighborhood
"Elan West 7th", along with a few more independent housing projects are new apartments located in Linwood Park, across from Montgomery Plaza, where World War II era homes once stood. Elan will be 4 stories with 384 units. To be completed in either late 2014 or early 2015.

New 4 story apartments in the Near Southside/Medical District. Completed in 2013.

5 story urban apartments overlooking the Union Pacific railyards, TCU, the Fort Worth skyline, and SWFW. To be completed by the end of 2014.

38 unit, 3 story new apartments built where a trailer park once was. Completion date TBD.

- Proposed Development for Riverside Area
Oakhurst Scenic Dr., Near East
A proposed "Austin hip" mixed use project that will feature apartments, new restaurants that would complement existing restaurants in the area like The Smoke Pit, and retail, while taking advantage of the river.
Has been proposed since 2006, but little word on anything new.

- Lancaster Place/Pinnacle Bank Place
Throckmorton to Monroe on Lancaster Ave.
3 mixed use buildings (two - 6 floors, one - 5 floors) with a 600 space garage to anchor the north side of Lancaster, part of the continued redevelopment for the southern side of downtown. To begin construction in late 2014, completed in 2016.

I think I'll just do these one at a time. They can be a bit time consuming.

Commercial

- The Cassidy (& Trust Building)
3rd St. - Throckmorton and Houston, Sundance Square
Originally, this was supposed to be a 22 story building on the corner of Throck and 3rd, and it has been in the works since 1992. With the development and completion of the Sundance Square Plaza (another project that was planned long ago) the design dramatically changed. It instead became a 6 story building with 3 different facades; a "Chicago" side facing Houston Street (replacing the old Zippy's), a red-bricked/white stone "Scandinavian" side which takes the corner of where the Cassidy was supposed to stand, and a skinny modern glass facade holds the entrance for the underground garage on the street level.

Because the red bricked side stands in the lot of where the original 22 story building was supposed to stand, it took the name of The Cassidy. The Houston Street side has been renamed "The Trust Building", even though it is just one large, L-shaped building.

east of Montgomery Plaza between W. 7th and White Settlement, West 7th
An additional mixed-use development planned for the already busy West 7th. It will be 30 acres of Residential, Office, Retail, and Hotel space replacing former industrial buildings, much like the rest of West 7th. Still in plan but the area has been cleared. Brought to you by Centergy Retail.







Overall plan for west of the 7th St. Bridge.

- Stockyards Additions & Renovations
Stockyards
The future of the historic district will see 3 areas in and around the Stockyards redeveloped. The north, Marine Creek, and the abandoned Swift-Armour ruins will see new residential spaces, entertainment, stores, hotels, parking, office space, and greenspace. The existing mule barns and Stockyard Station will receive as much attention as the new buildings and the new building should match the architecture of the surrounding area.
Currently on the drawing board.

Mixed Use

- Edwards Ranch-Clearfork
Edwards Ranch, SWFW
This 270 acre sector of open land is being converted into a huge mixed use development, adding to SWFW and giving the new Chisholm Trail Parkway its first big development. If you have driven on the CTP, you'll notice that a hospital has been built in the corner of this property. Coming up next, more apartments, retail, entertainment space, restaurants, hotels, office space, and a Look Cinema theater. This project is well underway, will be done in phases, and should take a few years to complete.
