What do you think of this area for a young family? The school ratings are so low.

It's the Southside-FairmoUnt Historic District and from most accounts has a fair number of younger urban pioneer types who have bought up and renovated many of the large assortment of historic homes within its boundaries. This activity which has been on-going since the 1980's (when the district was mainly a mix of faded homes, cheap rentals, abandoned houses and burnouts) has caused property values to greatly increase. Now new apartments are being built to the south of Magnolia Avenue around the constantly expanding hospital district. I expect this wider area south of downtown will be fully gentrified in the years to come but Southside-Fairmount is already well on its way. Further south of Fairmount is Ryan Place and Elizabeth-Page, both formerly grand residential areas with landmarked historic homes. As for Schools, best to talk to a realtor or communicate with someone at the Fairmount neighborhood website: historicfairmount.com - Home Nearby Paschal High School is consistently ranked one of the best in Fort Worth and TCU is in the same vicinity. Private schools are also available.
I've witnessed the Southside-Fairmount District evolve since the mid-1980's and while it still has a few rough edges it is light years ahead of where it was 25 years ago. I also still think there's still room for property value appreciation depending on the house and location within the district but the extreme bargains once commonplace for fixer-uppers are now rarely found. Homeowners within the district must meet historic design guidelines but if you appreciate the older homes with character from pre-WWII, you'll also appreciate the District's efforts to keep the neighborhood's historic appearance and period flavor intact. Paschal has very strong AP/college-bound group of students and mix of other students of various levels--some people say a "school w/in a school" structure...
lot of competition for the small number of places available for inner-district transfers each year

there are some magnet schools that students within FTW ISD can apply for that have better ratings maybe than their locals
some people send their kids to private schools for lower grades
