Default Upscale Areas NE of Dwntwn?

Been looking at houses in Keller, Southlake and Colleyville. However, they don't seem to have any true character unless you spend over $800k.

Most are volume homes. Anyone know of areas North or Northeast of downtown with either older homes or a more custom houses under $800k?

Don't know much about areas near the city. I have seen some really charming older homes in the city. I can say that historic homes in Dallas whether Highland Park or Lakewood are significantly higher than similar homes I have seen online. I just have no frame of reference of how good or bad the areas are and why the houses seem to sit so long and be so cheap.

The northern parts of Hurst have really nice older homes well under $800k. Also, parts of Grapevine (closer to the lake) have homes in the $300-400 range. Both of these areas are very nice and safe.

You should definitely consider the Oakhurst neighborhood which is directly northeast of downtown. It is a nationally award winning neighborhood that is full of charming historic homes. There has also been a recent trend in new home construction in the neighborhood that accents the historic character. Oakhurst is a great bet if you are looking for an established neighborhood that is not at all monotonous in design like sprawling subdivisions in the suburbs. Unfortunately Fort Worth doesn't have a historic "upscale" area such as Lakewood or HP or even parts of OakCliff.

Lots of older neighborhoods like Oakhurst but they are not considered upscale as the highest priced house there is 200K.

For upscale neighborhoods in Fort Worth you are pretty much confined to the west side of downtown.

I would consider Berkeley, Park Hill, Westover, Colonial, Monticello, and Rivercrest all to be historic and upscale.

historic homes also mean older--which means maintenance issues, applying historical guidelines in some cases which makes remodeling difficult and expensive...

north Hurst, some areas of Bedford, Grapevine even some areas of Arlington (depending on the schools) might be worth your look...but they might not be NE of downtown...
