Default Colleyville - How nice is this town?

Hello,

I am very interested in a couple of homes in Colleyville. As a transplant with wife and an almost 1 yr old, I would like to know how is Colleyville? Quality of Life? Schools (Public and Private)? Crime? Restaurants? Home Appreciation? Desirability?

I will be working by Dallas Pkway and I'm sure I will endure a 45 minute or so commute..

Any info on how Colleyville is seem in both Ft Worth and Dallas would be appreciated.

Colleyville is a very nice community with great schools and quality of life. Several of the professional sports stars in the area have chosen Colleyville to be their home. I remember Ken Hitchcock, the coach of the Dallas Stars (either him or Mike Modono) lived there and a few of the Rangers baseball players lived there as well. It's a very, very nice town, and as Arcane said, it's surrounded by pretty nice communities as well.

Horrible commute to the Dallas Tollway with tons of stop-and-go traffic. You're looking at least 45-60 minutes each way, and more if there is a wreck. Plus, the roads you'll be traveling are about to start reconstruction that will last 5 YEARS. Personally, I'd pick a place closer so you can spend more time at home with your family. Coppell comes to mind...

That being said, Colleyville is full of big, beautiful homes and it has excellent public schools and low crime. There are few restaurants (or any retail) in Colleyville, but it is surrounded by other cities with plenty. I have heard that once you get under the $400k price range, Colleyville homes start being "fixer uppers" though.

the drive into Dallas is not good--there is really NO easy way to get there and if you drive normal work hours you could spend more than 45 min a day either way...
but Colleyville is safe, clean, good schools if you stay until your daughter goes to school...taxes are fairly high and going up--NO apartments which helps keep real estate values constant and moving up rather than down...
retail is getting a little better but most people shop at NE Mall or Valley View for clothes/shoes/electronics--Colleyville has not really COURTED big box stores--that goes against their community concept---prefer to have their residents drive there and avoid problems that stores like that usually bring along with the tax dollars--
but everything you need is probably within 15-25 min drive--
More homes are having a longer time on the MLS list than a year ago and some people are lowering their prices but there are few "deals" in Colleyville and almost NO foreclosure sales because people will buy before it gets that far...
there are few rentals in Colleyville which for a no-apt-community says alot about the housing values and community values....
but the cheaper homes are the older homes--and not all of them are in the Colleyville Grapevine ISD--so you need to check that info out very specifically---housing values for the HEB ISD which some Colleyville homes are in are not as good and you could overpay if you aren't paying attention....

Colleyville is one of the prime areas to live here. One of the few places where homes are still appreciating. From schools to shopping and dining.

Yes the commute would be a bear unless you have flexible hours, get there late, leave late or vice-versa.

However, if you are not familiar with the DFW area, I would recommend that you check out closer communities that offer equal desirability.

Coppell is an excellent bedroom community but much closer, Castle Hills is a golf course community that will experience good appreciation as soon as all the builders are out of there. Many more, if you want to be by a lake, you can check out Rockwall, excellent lifestyle, awesome schools and more...

colleyville is great and has excellent schools and a great community feel. BUT as others have said your commute may not be the greatest. Aslo all the homes we looked at in Colleyville (under 400K) needed TONS of work. Too bad too because I really liked the neighborhoods and the large lots. (one house, it's still on the market, had the entire half of the driveway falling into the neighbors side yard. foundation nighmare!)

If a shorter commute is waht you want look in coppell. excellent schools etc....
