Chadwick Farms/Roanoke area?
Anyone have any feedback on this area? I am from Florida, looking to relocate, we have two kids in elementary and really liked this neighborhood when we visited. I have not seen many posts here or in the Dallas side mentioning anythng about the Roanoke area. It is in NW ISD. I would appreciate any feedback. Is this a good area or one to stay away from?
I will be working in Irving.
Also, if you live near this area and wouldnt mind posting your approx utility costs, gas, electric, water...that would be great! We are trying to get an idea before making the move. We are looking at approx a 3200 sq ft house... new build.

We just moved here in May. We actually looked into that neighborhood and liked it but we had wanted to be a little closer to a school in Keller. I believe our builder Dreese builds up there and they have a good reputation from what I have learned. I do have a friend who just moved in there and they seem to really like the neighborhood. They have had a little confusion from "the government" as to if they are in Denton or Tarrent county and which police respond to them...they had called on a loose cow and got the run around about who was to respond. However, that is partly just the growth and should work it's self out. Also, you do have the speedway by there, traffic gets bad from what I saw. At the moment the area seems less crowded and I do think I might of picked that neighborhood if it hadn't been for the fact that it was a longer drive for my kids to get to school. We have our kids in a private school so I don't know anything about the schools, but I do know Keller has good schools, which maybe the school district you'd be in. Hope I helped .

We looked up there as well. Yes, Drees has some homes up there. I believe they are in the Northwest ISD, which I have heard is pretty good as well.

A loose cow... that is absolutely hilarious!  Coming from Florida, I dont think I have seen a cow in about 12 years (except when we were on vacation to Colorado) but its funny to hear that. We really liked Keller too, and everyone has positive things to say about the schools, so that has been our 2nd choice. I liked the location of Chadwick because it had direct access to 114 which would go into Irving where we would be working, and then we liked it because it seemed a bit out of the way of the congestion, but maybe we were just there during an unbusy time. I was concerned about it being close to the speedway with the noise and the traffic that comes along with that.
Someone in another post mentioned that if you have electric with a co-op, its cheaper. I noticed on the David Weekley website for utilities it mentions Co-Serv as the provider. Does anyone have any info or previous dealings with Co-Serv? We checked their rates on the website vs the ones with TXU and others, and Co-Serv is so much cheaper. Any opinions on that? I am not used to being in an area where you have a choice. We have one provider and thats it. Its the same for everyone.

Co Serv
I live in an 10 minutes north of Roanake and have CO-Serv. We like it thus far, and it does have the cheapest rates. Which is good, however, we couldn't change if we wanted to because Co-Serv is a co-op we must participate in. But they send out really cute newsletters!

Can I ask what you have normally been paying monthly with co-serv? When I compare the rates online, they seem to be quite a bit cheaper!

Hi Jamie,
My husband and I are actually building a house with Drees in Chadwick Farms, over on the 60' lot side. Kimball Hill and Drees build on the 60' lot side, and David Weekley and Drees build on the 50' lot side. We love the neighborhood so far. We've talked to our neighbors, and they love being there as well.
As far as your commute to Irving...if you are working non-conventional hours, it should be a breeze for you. However, if you ever need to work an 8-5 job (give or take a couple of hours), traffic is horrendous on 114 going east in the morning, and same with going west in the afternoon. I was going east on 114/121 from Colleyville one afternoon at around 4:30, and the traffic was backed up for miles on 114 going west. So that's something to think about.
As far as school districts go, apparently Northwest ISD is one of the best in the area. I never knew that as I've spent most of my life on the east side of town (Plano, Richardson, Garland). One of our neighbors moved to Chadwick Farms because of the schools.
We've been very happy with the building process at Drees...and have gotten feedback from past Drees customers that they do, in fact, build quality houses. I don't know much about utility costs, etc, but I do know that tax and insurance rates are generally lower in Denton County. One thing to note...if you haven't started the building process, is to ask for TechShield in your home. It's the reflective decking that they put underneath your roof that reflects sunlight. It should cool your attic by ~30 degrees. That will help with the electricity bill some in the summer.

My husband and I are considering relocating to the Roanoke area(Chadwick Farms) How is traffic on the 114 in the morning going to DFW and Irving? Also, does anyone know if there is severe weather i.e: like tornadoes, or is there just a lot of rain? Any fedback would be great!! Thanks!

Well I can't tell you about the traffic, but this whole area has the ability to have severe weather. Tornados are the possibility with that severe weather which is generally in the Spring. This year it has been a pretty wet year. I am a newbie to the area, but people are more afraid of hail than tornados here.
This is the tail end of tornado alley. If you are concerned there is a "Severe Weather" post on this board that has a lot of good information. We have all been putting our experiences on it.
With all that said, I love the mixture of weather. It really keeps you on your toes.

It's North Texas; there's always a threat of a tornado or even more common and dangerous, flash flooding.
