Where is the best place to find Lease/purchase option homes for sale or lease ? We've tried using realestate agents, but they are reluctant to help us and always steer us back towards buying now.
They don't seem to be listed on MLS very often. Last edited by jim98; 05-26-2008 at 01:01 PM.. Reason: spelling |

The reason might be that because Real Estate agents by law in Texas are not supposed to handle lease to own homes. We can help find one, but cannot negotiate or work out a deal between you and the seller/owner.
Because that practice is very rarely profitable to the buyer, too many transactions were botched over the years that the law says that only attorneys can write the contracts. Very rarely do lease/purchase contracts work for too many reasons. You would have to find a house where the seller has A LOT of equity. Buyer must have A LOT of cash. Seller will require an upfront downpayment and if you end up not buying because your circumstances change, or the house doesn't meet your needs, etc... etc... then you may lose your downpayment etc... and the tenant has more to lose than the seller. Just rent a house and save your money, and when you are ready to buy make an offer to the owner on the house you are renting or just find one that you like. Naima |
