ugh.

I guess one could argue Keller would be a better choice because of the shorter commute. It has a nice community water park. Maybe you get more square footage for the money?

But all things being equal Grapevine is much nicer than Keller.
It's has the Main St./Historic district, the lake, better school district, less crime, better restraurants, no heavy railroad corridor running on one side of it like Keller. Less tract homes. More old growth trees. And maybe best of all a genuine Chicago deli, run by a Chicago man who's family has been in the Deli business for generations.

^ yes I agree with you.
But Grapevine is more $$$. and has alot of congestion etc...

And where I live in Keller compared to where I would have lived in Grapevine are like night and day. In Grapevine for a 4 bedroom 3.5 bath and 3 car garage I would have had to do a ton of work on an older home etc... and we just weren't up to that this time around. Instead we got a semi custom on .33 acre lot a few blocks from the Keller point and Bear creek park.
We got a house our 3 kids won't grow out of etc...

We know pad that you loath Keller and i think ALL you see in Keller is 377 strip Woodland springs (ft worth) and the railroad.
Well, we are like it here. I like that we can ride our bikes from our house pass the longhorn cattle and go through Bear Creek park or to the Keller Pointe etc..

I like that across the street from my neighobrhood there are still ranchettes with horses and cattle and next to those are custom houses up in 700k's...I like that diversity.

And since Keller ranked #7 in D magazine's best suburbs and also ranked in Forbes top places to live I think others like it too. yeah, imagine Keller out ranked Grapevine.

I would recommend North Richland Hills/Hurst area. Even going up Davis into the Eastern side of Keller would be good. Good schools, lots of options for freeways and close to Dallas or Fort Worth. Good luck.

if you really are looking at travel time consider Hurst or Bedford--their locations make it easy access into FTW, Dallas, Irving, Mansfield, Arlington
neighborhoods are older but many of them are well-maintained--safe--good property values and HEB schools are underrated IMO and offer good education ...the elementary has Suzuki Strings which is really popular magnet program...

If you're considering Keller or Grapevine you should NOT overlook Trophy Club, which is just a little farther north and west across from Circle T ranch on State Hwy 114. Trophy Club was selected as the NUMBER 4 BEST SUBURB by the July edition of D Magazine. It's one of the earliest planned communities and you can find home prices anywhere from $175K to $1.5M. It's got low crime, a nice private golf club to join, free community pool, plenty of parks, little lakes with duck and geese, sports facilities... you name it. The oldest homes were built in the late 70s or early 80s and some are a bit dated. But you can find a great deal on a fixer-upper. Plus there are several brand new additions going up right now with new golf course homes by K. Hovnanian, Drees, and Standard Pacific in the $400K+ price range.
