Let's Talk Houses in Fort Worth Proper

The best kept secret in fort Worth is the potential of East Fort Worth down I30 from Oakland to Eastchase. I live in White Lake Hills. That is the subdivision who's 1 of 2 entrances is at the big blue water tower on 30 just east of Oakland. We have around $200,000 in our homeowners treasury due to the settlement of a lawsuit about 14 years ago, so no dues, it keeps growing.

The houses vary from modest to specular. They are not selling so this is a time to pick up a bargain. Developed in early 60's. We sit on top of a ridge that is one of the higher places in Tarrant County so a goodly number of the homes have breathtaking views. I from my picture window can see 160 degrees from Saganaw Grain Towers to the North to the hospital district to the south. Downtown skyline is about 4-5 miles as the crow flies and it is almost always beautiful. Seeing the lord at work with storms roaring in from the west is also a hoot. Sometimes I get up in the middle of the night to watch that..awsome.

But I digress..Go drive around in the subdivision. The schools reallly suck and that drives down the price, however that is no concern to you. There is a huge house directly behind me that is eating a guy alive that got transfered, been for sale for a year, it was just remodeled. On Candlewood. Has most of my view. Hi dollar houses in the back of the subdivision down Green River selling for low dollar. As in Woodhaven there are real deals to be had.

This subdivision has the lowest crime stats in Fort Worth due to the fact it is an island to itself. No where to go by driving through. 2 ways in or out.

East Fort Worth is the next place for close in urban renewal. They are bulldozing crack house apartments on Boca Raton. That area was indunated with apartments in early 70's then section 8 came in and that did in the schools but as they burn and are shut down as "known crime havens" I expect EFW to blossom again within the next 5-7 years.

I am bullish on East Fort Worth, but I worked as a telephone man for 30 years and I can see trends. I bought my 82 year old mother a town house on Boca Raton. I feel it is very safe, there has not been a crime in those town houses in years. They are another island. When the market turns, I expect to make a tidy sum off that for either mom or her estate.
I bought it right at $68,000, 1800 sq feet and 2 car garage. Nicely done inside. Remodeled 2 bathrooms and did flooring in 2 areas for another $7000.
BTW, from home to downtown +- 10 minutes, 12 during rush hour, Woodhaven or White Lake Hills.

These people are probably already happily settled, but in case others are logging on to this thread - We, too, moved here summer 2007 and went thru this line of thought...we logged on to several neighborhood association newsletters (there's a link to the N.A. on the City's Planning Dept. website) for a real-life insight. We chuckled to see Ryan Place's idea of "crime" was large decorative flower pots being stolen from the front porch!!! We have a tween daughter so were hyper-vigilant - you will love all these old neighborhoods. (I found Ridglea/Ridgmar too bland, but that's just a matter of one's tastes.....)
