I have been checking the thread and googling a bit and can't seem to find a good resource for tracking list/sold ratios for residential properties.

Anyone have a great industry site or RE blog or something that tracks the neighborhood, zip or micro areas with scoop like list price to sold price ratios?

*Please don't say zillow or trulia b/c they don't give more micro snapshots, just huge generalization, which aren't what I am looking for. No offense-that is just not what I am after.

RE people usually guard that info very closely--I don't think there is a "reputable" site here that will give it away because in TX that info is considered "private"
only RE people have access to sold data because you are not required by state law to turn the sales' prices of homes in to the tax authority
making a change in law requiring that aspect of sale would be HUGH difference in RE marketing and that is strong lobby in Austin--don't see it becoming part of public record as it is in other states like FL
all that being said
there is RE web site that does give graphs of sales traffic/prices by cities--and I wil PM it to you

Bummer. CO and VA both have assessor sites you can look up what properties sell for (though you won't see if there were seller concessions), date of sale and so forth.

I will go through a broker to find the Days on the market, sold/list price ratios and so forth. Have to have that data to make an educated decision.
