Well Glade is 30 MPH, not 35 like some people mentioned. The only thing bad is that the stop sign at Glade and Jackson can get back up later in the day, but I think they are gonna put a roundabout in there sometime.

why do you think they would put a roundabout at glade and Jackson--that is school crossing for kids going north to OC Taylor isn't it...
looks like roundabout would not serve pedestrian traffic as well as 4 way stop

I completely agree with this. I also have heard about the possibility of Glade being widened. I think it will happen. Traffic in Colleyville can be a pain. It reminds me a lot of Arlington. I would not buy a house on Glade because of the strong possibility of eminent domain in the near future.

The only real traffic in Colleyville is on 26 and along Cheek Sparger to me and 26 is due to be widened -- don't know when because it should already have happened...
the other streets I think are more hit/miss depending on time of day but maybe I just don't drive them that much

there are always homes for sale along there because people are selling to builders for the McMansion homes--now that the market has picked up a little --
not saying that comment about prior-knowledge might not be true--but there have been those homes for sale for years--sometimes they are asking too much for property as a tear-down and they take it off the market when builder does not bite...

and I agree that the front yard situation is not good for most of those because the depth is too shallow...
there is one of the most expensively built homes in Colleyville sitting almost right on top of Cheek Sparger that has been for sale for more than 3 yrs now--no one will buy it at the asking price (or even close to the asking price) because the home owners built it too large for the lot--there is basically no front yard or separation from cheek sparger...
and they spent A LOT of money building that house...lots of expensive, over-the-top touches like a 7 car garage and a room brought over from an English or European estate home...

I agree that the traffic is hit and miss. It all depends on the time of day. That being said, a slow time for Glade would be a busy time for a more interior street. I emailed the city planning department about the future of Glade. They informed me that it does not currently have any plans on being changed (widened, turn lanes, etc), but they warned me that current plans do not represent future plans. Basically they told me that it may happen one day, but they don't know when or in what manner. They also informed me that to take the land from this particular house, they would have to compensate the owner (since the home is platted). So, we are probably going to have to pass on this particular house. That fact the widening is all but certain will make it difficult for us to sell.

I know the Cheeksparger house you are talking about. That thing has been sitting there for so long, and at one point I believe it was for lease also. Good luck finding millionaire renters.

the article says "improvement" -- not specifically a traffic circle...at least that I saw...

it could be they are adding a traffic light but sounds too involved for that...

I don't mind traffic circles but frankly I think that is going to be worse vs better solution for that busy intersection...it really does get a ton of traffic in the mornings/evenings...
the traffic circle on Pool and Continental in Southlake has NO pedestrian traffic--people know they could get run down by someone driving too fast and there frankly is no place to walk there anyway

Yeah, it doesn't make much sense especially since I've seen the mess it creates. (Continental @ White Chapel). But I guess Colleyville is just trying to keep up appearances and copy things Southlake does. (I had never seen roundabouts in Texas until I moved up here a few years ago)

I saw an interesting tv piece about how traffic circles can be engineered to actually improve traffic flow and pedestrian safety but the examples they uses were in more urban areas with high density walking traffic
not a location like Glade and Pool

Default glade rd concerns

Glade Rd. is a nightmare in the am/pm rush. It is too bad because there are some very nice homes/neighborhoods along that street. You may want to take your commute situation into consideration. Would you want to add an extra 20 min in the am/pm daily to live there? If you work from home or have flexible hours it may not be a concern to you. Definitely there are other options, there are very nice neighborhoods off of Hall Johnson & the accessibility is better. Life is short, time is precious, don't spend your time in your car on Glade Rd.!
