A few follow up questions, as we are moving to the area:

1. Are the property insurance rates higher b/c of the hail/tornado risk?

2. Cupcake-where was this home of yours that got worked over?

3. Are there parts of the area that are at more/less risk?

From what I've seen since living in CA also, not any higher than mandated earthquake insurance (unless that's been changed).

It's amazing how they can track a storm here and sirens alerting you to warnings. They'd freak me out at first but not now, just be prepared.
As far as earthquakes, I still get nervous driving under overpasses from the Loma Prieta, 20 years ago!
