Default Clover ridge Frederick

Any Info? We are moving to that subdivision in August.

Is there any particular info you want? It is a fairly new neighborhood with new construction still going on. Ryan Homes is the builder. If memory serves me correctly the neighborhood is within incorporated Frederick so taxes will be positively astronomical. I believe Christophers Crossing is the main street through the neighborhood which will ultimately be a segment of the "beltway" around Frederick. Schools in the area are decent: Yellow Springs Elementary, Monocacy Middle, and Gov. Thomas Johnson (TJ) High. But just decent, nothing spectacular. The nearest grocery stores are all about a mile/mile and a half away: Weis down on Opossumtown Pike, Bloom down Yellow Springs Pike, and the new Wegmans up on MD-26 (Liberty Road). Just some basic information but feel free to ask specific questions and maybe others will chime in!

Yes, Christophers Crossing will be part of the beltway project (http://www.frederickcountymd.gov/documents/BOCC%20Agenda%20Backup/2010/08%20August%2010/8.26%20SHA%20briefing.PDF - broken link) around Frederick and neighborhood residents aren't particularly happy about it:

Clover Hill residents express concern about Frederick County plan to turn road into a four-lane


I would think this is a major consideration when moving into the subdivision and if you plan on living there long term.

I would think this is a major consideration when moving into the subdivision and if you plan on living there long term.
This project is desperately needed considering the growth in and around Frederick in the last 10 years. Rt. 15 is a good highway, but the entrance/exit ramps back up which leads to a bad situation when traffic averages 60-65 miles per hour. The interchages at Rosemont and Opposumtown Pike are especially bad during rush hour. When I lived there, there were times cars were lining up at a dead stop on the shoulder trying to get off at these exits.

I would hope the long term plan would be to improve the interchances in-town, which it appears this project is....and then move towards a "1/2" beltway to allow traffic heading east/west on I-70 to loop around the city (probably to the north) and thus get to Rt. 15 to go north, or continue east/west on I-70 without having to mix with local traffic in the city.

It will be a beltway or half-beltway depending on perspective. It will connect Monocacy Blvd. to I-70/U.S. 40 on the east side of Frederick, loop around to a new Monocacy Blvd./Christophers Crossing interchange with U.S 15 (thus effectively ending the death-defying at-grade interchange with Hayward Rd.), Christophers Crossing will be completed with the building out of the Clover Ridge subdivision, Christophers Crossing will be expanded to four lanes through Clover Hill, and Christophers Crossing is already four lanes through Whittier.

I'm not sure if previous posters were laughing off the possibility of the Clover Hill segment being widened. That is pretty much a foregone conclusion. They are not going to build a massive interchange at Route 15 for the sake of dumping traffic into a residential neighborhood (North Crosssing). The wild card is Bowers Road. Shookstown Road is already being widened which looks like there is already a plan in place to widen Kemp Lane to four lanes which essentially connects Christophers Crossing to Shookstown Road. The Shookstown Road widening basically takes all of the Fort Detrick traffic off of Rosemont/Route 15 and dumps them off in the west side of Frederick. If Bowers Road can be widened to four lanes then Bowers is essentially an on-ramp to U.S. 40/I-70 on the west side of town. Being that they spent last year installing a water line the exact route of where this west side stretch of the beltway would be even though these streets do not connect yet (much easier to do it now before concrete medians and curbs are poured), I think the wheels are already in motion for the beltway to be completed.

I don't know if the OP is renting or buying, but he or she should really read the article about the Clover Hill residents' concerns. I'm not sure if Clover Hill is in denial, but when you moved into a neighborhood where Christophers Crossing is the main street and it is clear in every capital improvement plan that the street is going to be a four lane arch, do they believe their segment was going to be left alone to form a bottleneck?

Frederick city has been discussing Christopher's Crossing forever. I can remember 10 years ago, hell, even 15 years ago there was discussion. I lived in Willowbrook (across from Clover Ridge) for 15 years and have barely seen any work done to widen the road.

Clover Ridge is a nice neighborhood in a nice area, but honestly the local schools are going downhill. They recently redistricted and TJ High no longer has students from Spring Ridge, significantly reducing the student population, and quality of the education.
