Was walking around the neighborhood and saw this grass that was different from everyone else. Mostly everyone here has a thick blade grass. But this one was very thin but very lush and full. Like carpet.
I would say no to Bermuda. Had alot of it in Phoenix and you always saw long strands reaching out and connecting to dirt where you didn't want it. It was never that tightly knit either. Not sure what it is but it looks nice. Almost like fake.

I'm guessing it's either Bermuda or Centipede.
An extreme close up would be best to have to properly identify it. Is it possible to get one?
If it's centipede it would never last here. Winters would kill it, it doesn't do well with low temps, and hates soil compaction which clay will do. Also bad for foot traffic. Will turn yellow easily if it has deficiencies. Sounds like its high maintenance.

Are zoysia expensive? Might just replace the entire lawn with it since it's more drought tolerant and less maintenance.
How are the Centipede? I currently mow my lawn twice a month.
