I have never had trouble getting martins to populate a house that I have erected before. I had several martins check out the available rooms, (male and female both land on the house and fully enter a number of vacancies) but no one seemed to want to make a down payment, if you will. I have been diligent about deterring sparrows and starlings don't seem to be a problem, so I don't think that's the issue. My yard has a large tree in the backyard that, in order to avoid any overhang, forced me to locate the martin house closer to my home than I have in the past. Does anyone have a successful martin house within 15 feet of the human house?
I may try to further elevate the house next year to increase the perceived distance from the humans, but does anyone have any other suggestions?

Well, it IS a slow housing market.
Sorry, couldn't resist.
