Anyone have any helpful tips/suggestions/lists for:

I am selling and moving away from my first house to my second house. Before I was in an apartment and then moved to my first house. So, I am sure there are differences and I don't want to forget anything or make mistakes. Not really sure what order to do things in, or how soon to do things, or what the realtor is going to want, or what the future buyers would want. How detail oriented should I get. Like should I clean the driveway? If so, how soon before I move?

Whatever you do, make sure your listing photos aren't this bad. (Scroll through these. It's amazing how bad some listing photos are. There's one with a dog going number 2 on the backyard lawn - no kidding.)

If your first house isn't already sold you undoubtedly know you have a lot of work ahead of you.

Probably the best advice i can give you about the move is that you will really be glad if you can do any painting and other work the new house needs before you move in. Painting an empty room is so much easier than having to move the furniture around.

Dont worry about what future buyers want, thats their problem, you cant live in your home wondering if future buyers will like something. UGh, this just makes me crazy.

I would call a few realtors and have them look at your house and give you suggestions. They are the ones that deal with this every day and are the experts.

Get a good realtor and follow their advice.

Main things you want to do when selling: de-clutter, neutralize (netural paint, no personal items and photos), new carpet/flooring, and super-clean (spotless!).

I did this and my house sold in 3 days - and over the Asking Price.

You may want to post on the House Forum. Lots of advice over there. Good luck with your house!
