So I have spent the year traveling around parts of the country looking at real estate for sale and trying to decide where to finally settle down.

This may seem vague and I do not mean it toward ALL agents or Homeowners but I do aim it toward MOST of them

COMPS should be COMParable.....

One major thing I have noticed in real estate is that Agents are pricing homes wherever people want them now and not giving a fair market analysis.

Just because it has the same square footage as other homes does not mean it should be priced the same.

I have seen so many 25 year old homes, 15 year old homes, 10 year old homes etc. where people have not updated or maintained a single thing but yet the agents feel good about setting the price at "MARKET PRICE":

Dear homeowners: Understand that people want to get a fair deal and get their money's worth. Not everyone is looking for a steal, just to feel like they bought a good home. be realistic and understanding of your homes real value. If the market says your home is worth "X" then that is assuming it is all in working order and some updates have been done to keep with the times and more importantly ...up to CODE

Dear Agents: Tell your home owners the truth. If their home isn't worth what they want then tell them that and quit loading the market with overpriced homes that sit on the market forever becasue no one wants to dive in and overpay and then spend a small fortune fixing it up. Agents are educated people and should be ablet o make a fair analysis of a home based on the COMPS and in COMParison to condition of the other homes that actually sell.

Home that are updated and maintained sell much faster adn for more money than those that are not.!
