Tip: a easy way to find a home in any state
Hello, I just wanted to tell everyone that is looking to buy a home, where I found mine. I have been looking mo.'s. I went to all kinds of different web realtors, Then I found a great site that had everything, I wanted and needed in any state in The USA. More and More realtors are listing there homes on this site. www.realtor.com I hope this helps.

REALTOR DOT COM is an incredible website for information. I'm on it all the time to check out real estate values in towns I'd like to investigate, as well as check values in my own town to estimate my home's current value.

That is a good website for seeing what might be available in a particular area.
A better one to actually be buying might be
ForSaleByOwner(DOT)com
Pays to save them commissions in todays World. Lot of the better homes might be by the Owner. They will try that first and you might see it first on that Website. The expenses to sell are way too high and that is part of the real estate price problem in too many areas. Just remember as the buyer you are paying for it all.

There's a reason Realtor® Dot Com is the most comprehensive place to see homes that are on the market. The data comes directly from the member MLS systems Realtors use. Virtually every MLS all over the country. However, once you've satisfied your curiosity, and used the amazing array of tools available - it makes sense to have a local Realtor, for all sorts of reasons (yes, I'm a Realtor®) not the least of which is that the data Realtors can email you is simply greater than what's at Realtor® dot com. All sorts of data fields are filled out when the house is listed that simply don't transfer over to Realtor dot com. Different MLS systems use different MLS software providers, but with my MLS in Vermont, I can email the complete set of data and photos, as well as various documents such as Seller Disclosures, Utility cost sheets, a Deed, Maps, etc.
In VT, Realtors can design search criteria for buyers, be they buyer clients or buyer customers, and the new listings which fit the criteria can be emailed automatically every day.
Additionally, when the property Closes (sells) additional information becomes available. Sale Price, Days on Market, financing details, name of bank appraiser, listing price history, and so on. None of this appears at Realtor dot com. It can however be emailed by a Realtor®.
And the properties offered by unrepresented sellers ("FSBOs", if you like) which are sold by Realtors acting on behalf of buyer clients - also show up in our MLS. There are a great many of these.

Seller don't pay nothing, it is all built into the price. Now you see it, now you don't.
The Buyer picks up the tab for it all, if you believe different, you also believe in the Easter Bunny and Tooth Fairy.
I had a lot of experience with the real estate industry as a contractor. Lot of things nobody tells you. Brokers care about one thing only, mainly their paycheck. So do way to many contractors.
The only way to think about the real estate industry is to look at your final bill as a Buyer, look at your net take as a Seller. They don't want you to understand a lot of things in both cases.

FSBO is interesting, and one can often do well. However, I am wary of homeowners pricing their homes. They can be priced unrealistically high, conversely, sometimes people will cheat themselves out of getting what the home is really worth in the current market. (Today's market is wierd, so present time period excepted).  I prefer the input and expertise from real estate professionals.
There is a FSBO home for sale near us: 1500 square foot, 30+year old rancher on one acre, on a small lake - $875,000. Bless 'em if they get that number.

The seller and buyer agree on a price say 100K.
The comission is 6% split between the buyers Agent and Listing agent. Total of $6000. So each office gets $3k.
The seller nets $94K which is $100K - 6% ($6000).
Then the seller pays of their mortgage of $80K. They walk away with $14k. (there are other fees but keeping the math simple)
Even with out a Realtor, a seller has a bottom line that they are willing to let the house go for. Yes without a Realtor that does give them another 6% of "wiggle" room.
Everything is disclosed on the HUD-1 should you have any questions about it you Realtor should be able to answer your questions.
