I think Georgia does. Her best approach would be to call the forest services and state parks to ask about man-made beaches. A Delorme Atlas will show topo so she can see which lakes have mountainous areas nearby.

It is several hours from mountains to beach in any of the southern states. The one odd exception may be Pine Mountain, Georgia, home of the beautiful Callaway Gardens. Callaway has one of the largest man made beaches on Lake Robin and the area is framed by Pine Mountain (name of both the ridge and the town), a long ridge well south of the Blue Ridge Mountains in North Georgia. From there you have a 3-4 hour drive to the heart of the blue ridge and about the same drive to Gulf beaches of Florida.

But this area, even though winters are mild, will have winter temperatures that go below freezing.

I think the OP is looking for Portugal or Spain inside the US....

She said she was OK with a man made lake beach. I mentioned one I was personally familiar with, I'm sure there are others.

She's not going to find a 7 acre rental in SoCal unless it is on someone's estate. Those are literally one in a million and aren't advertised to the general public.

So it's either a lake beach with a bit cooler winter temperatures or an isolated area in the NW without ocean swimming. I'll venture the OP has figured this out by now and let her momentary flight of fancy go.
