I don't think Charleston fits your criteria - a little too pricey & seems to have an entrenched social scene.

What about Corpus Christi, TX?

I've never been to Texas but Corpus Christi intrigues me more than the rest of it based on how it looks from what I've seen. I don't know much about Texas other than that it's cheap, you can get a huge house very cheap, and the economy is pretty good. I don't know about the people though.

I'd do Morgantown if it has all of the other qualities I was looking for. Which of the things I asked for are emphasized most and least in morgantown other than the beach? And are there other places further south in WV that have them too?
