Most cost-effective 55+ condo communities in USA (insurance, loan, per square foot)

By cost-effective, I mean you get a lot of square feet, convenience, and safety, per amount of money you spend. It need not have condo community amenities, such as swimming pool, party room, etc., but should be in short walking distance of all kinds of shopping, public transportation, etc.

For example, I know one in Louisville, KY where the price per square foot is around $60-65, and the monthly fee is 0.26 per square foot. Instead of special assessments, whenever they have a major expense, they take out a bank loan for it and add the payments to the monthly fee, which is what brought it up to 0.26 per square foot. And it's in short walking distance of a shopping plaza with a supermarket, a lot of restaurants and fast food places, a post office, some banks, etc. It has 156 units, which is important, because the cost of any future disasters would be divided by 156. For example, if you only had 4 units, and a disaster cost the owners $100,000, that would be $25,000 per unit instead of $641 per unit. A disaster such as an insurance paperwork problem resulting in an accident not being covered, or any other kind of costly disaster.

Do you know of any that are anywhere near that good a deal, anywhere in the USA?

One reason why 55+ is better is because there aren't any kids vandalizing everything. No graffiti, nothing broken by kids playing, etc. But younger adults can live there as long as they have at least one 55+ person living with them.

One thing I like is a multi-story building without balconies. Because burglars can climb up, going from balcony to balcony. I want to be able to leave my windows open, and not worry about burglars entering through the open windows.
