Depends on if you want a change of seasons or not.
The RTP area of North Carolina is great.

Lots of activities and cultural offerings and there is the DPAC (Durham Performing Arts Center).

RTP is close enough to the beaches in the range you are looking for.
Outer Banks is fantastic.
It can get cold here in the winter, but very rare to get below single digits.

Why move to Greenville, S.C. and be 4 hours from the beach, when you can live in Charleston and live at the beach?

Good point. That is true but Charleston is a lot more expensive but with the OP's budget, I think it can be done The OP can look at Mt Pleasant, West Ashley, Summerville, Goose Creek, etc.

I just checked out Ventura and it looks really awesome. I was looking at housing and have noticed a lot of modular kinds of homes. There's definitely a stigma of modular/mobile/manufactured home where I am in the midwest with being associated with low-class/trashy. Does that stigma exist in California? I've seen some really reasonably priced (and surprisingly cute) houses but they've been modular homes. Any thoughts?

Thanks for all these suggestions! Its so helpful to have a starting point of where to look and a lot of these cities are definitely now on my list! Keep them coming if anyone has any other suggestions, but I really appreciate all the ideas!

Downtown St. Pete is a good area. But it's a small area and you're limited to that unless you drive across the bay to Tampa frequently.
