Only in very recent years as the gayborhood in DC has moved east from Dupont Circle, then Logan Circle and now Shaw or even Bloomingdale. As usual in a big city gentrification has generally been accomplished via the LGBT community who for the most part don't have the worries/issue of having children live in what were largely unsafe neighborhoods.

I refuse to believe Brownsville is anyone's favorite anything. It's 95% housing projects, and looks like an open-air prison.

Lake Ridge, Cedar Hill. Although a few of the schools are performing not so well the area is around 50% AA and is absolutely beautiful.
