I know that there's a lot of threads about the best places for decent and above income but low COL. What are the areas on the flip side? Disregard any specialized areas where people are mostly moving to Hawaii for the beach, etc. I know NYC and SF are pretty unaffordable but have good income potential so don't count them. I'm talking about 35-40k is a great income but a decent house is 350k. Do these places exist?
Orlando fits the bill. The average income (median, not household) is just under 26K, average home prices hover around 200K and the average one bedroom apartment rents for a bit over $1000 a month.
I don't know of any city where 35-40k is a great income, nor one that goes hand-in-hand with home prices that high.
It's around the annual individual us income and about what many teachers and police officers earn. I could have a decent existence on 40k guaranteed for life in many places.

Right. I get that. The issue I have is where you regard it as a great income. You yourself defined an even higher yearly income as "decent."
There are large sections of Boston with high poverty rates and high cost of living. A lot of areas like Roxbury, Dorchester and Mattapan, along with some areas of the North Shore have concentrations of high poverty but still have a relatively high COL.
Sacramento - it was cheap until recently. You can thank the bay area for the price increase.
Boise Idaho
Southwest Utah
Portland Oregon - lots of people are content with living in tiny apartments and barely getting by to live in portland. The suburbs are still great values. Col for the city is outrageous though.
Most of Florida
Modesto and Stockton might be making the list in a few years.
The west just isn't building enough houses. I could see the Midwest picking up lots of people if things don't start improving.
