Right now living in a single home in Philly and I hate this part of the country. Need to be a landlord since it's probably the only feasible way I can have an income, due to an orthopedic disability. (Won't be much at first since I'm not rich, but it can grow.) Which low-crime towns within 200 miles of the Atlantic coast have numerous multi-family properties for sale, with at least a little ground and open zoning? I can tolerate the climate of Philly but need little to no snow. If it's NJ, for example, it can be ON the coast. We need to avoid hurricane evacuations as well as snow. Can anyone help me with all those limitations? Thanks in advance for any help.

For lower cost and growth potential you might check out Greenville NC. It's a college town (East Carolina University) and is growing due to it's location/services (has a very good medical center) and lower cost of living. It enjoys a mild four season climate and is far enough inland to not be greatly affected by coastal storms.

Thanks for the suggestion of Greenville, NC. We were looking at west of Charleston, MB, and Wilmington.
