I'm asking out of curiousity. I know that real estate on the beach is very expensive in some states (California, New Jersey, South Carolina, Florida, etc.). So, are there any states that offer beach real estate at a reasonable price?

In short...No! There was a time perhaps 30-40 years ago where a full-time surfer with a part-time job to pay the bills could afford a modest "surf shack" in a place like Venice Beach (in LA) or Ocean Beach (in SD). But those days are long gone. There is not a single piece of coastline left in the country that has not been bid up in price. This is not to say you couldn't find some relatively affordable (relative to southern California, Maine, or south Florida) coastal marshland on, say, the south Georgia coast or North Carolina, but it will still cost you a fair chunk of money. And desirable beach areas...forget it. Developers and land speculators have snatched up whatever desirable coastal land there is that has not already been purchased by individual homeowners.

I would probably guess somewhere along the Gulf Coast, especially in TX, AL, or MS. But homeowners insurance there is probably like a 2nd mortgage due to the hurricane risks.

Yeah, I wouldn't expect Oregon to be terribly overpriced, like it's neighbor to the south...

The whole coast, pretty much is pretty remote, no big cities or anything, just cool little towns and stuff. I wouldn't think that too many people would want to live right on the beach, though, just because of the weather, although it is a really beautiful place. Personally, I wouldn't mind having to live there.

What is "affordable" to you? CA? Not affordable at all. FL? Parts are, parts arent. I think if you want some nice beachfront property, look into Door County, WI or the western coast of MI. Yes, its cold in the winter, but spring, summer and fall are absolutely gorgeous. In all honesty, western MI has some of the best beaches in the USA. Dont laugh until you experience them for yourself.

My cousin came back from Fernandina Beach, FL the other day...she was so excited because she saw a house on the beach there for only one million dollars.
