Does anybody else think it's possible that New York could have lost population? Think about the last decade in New York. The economy took a dive to start the decade, and then the World Trade Center fell, and then Wall Street and the financial industry had a meltdown several years later, and in spite of all this, housing in New York is still very expensive. I'm not saying New York is hemorrhaging people, but a slight loss wouldn't surprise me after all the stuff it's been through in the last 10 years.
