New Haven isn't a college town. It's a pretty large corporate center in the NY Metropolitan area.

Those areas are mainly filled with single family homes and apartments. 1-35 seperates Waco from Baylor. Also large portions of it is the actually campus which is still expanding so you have tons of undeveloped land.

So, there are parts of Waco that are still being developed? Do the people that work at Baylor live in the University neighborhood or is it just named that due to being next to the Baylor campus?

Boulder sucks compared to any of those cities listed and about 20 others. Attended a Col. U football game there in 2005, lame bars, not so hot chicks and perceptably rude populace as well.

Waco has LOTS of undeveloped land around it and in it. Baylor is still expanding at this point, and the neighborhood is a mix of baylor people and waco people. You'll find that people who live in Waco hate Baylor because of the fact that they TRY to controll what goes on in Waco.

Interesting.......There's some of that type of sentiment towards Syracuse University here too, but I don't think it's as harsh.
