If you can stand a little winter, Denver might work, although it's a little more expensive than you'd like. I'd say around 300K for a moderate, 3 BR home. Believe me, Denver's winter is nothing like Vermont's. It's supposed to be in the 60s all week.

Probably not Phoenix, but Chandler AZ , fits a lot of that, just make sure you get a pool and everyone swims !
