Near all sorts of major cities and airports
The city isn't really hit hard with the economy because of the pros listed above.
Are you looking to buy a building that's ready to move in, or are you willing to rehab? That may make a difference, too.
And are you wanting to rent to college students? There may be pros and cons with that.
Perhaps look around in cities for gentrifying areas near colleges. You could probably buy a cheap building and fix it up, or buy a currently empty building that doesn't need much rehab.
Most of all, make sure you like the city. Not a good idea to be a long-distance landlord.
