You might like Cortland, NY City of Cortland Official Web Site - cheaper rent than Ithaca which is just 20 mi away for wider entertainment choices, only 10 mi from the community college shared with Ithaca Tompkins Cortland Community College - and reading the archives in the local newspaper Cortland Standard .net will reveal a number of feature stories about local artists and celebrating diversity. There has been a lot of development of student housing complexes around Cortland (which has its own good-sized college SUNY Cortland - Home Page ) so there would be downward pressure on rents in older cut-up houses that students used to rent.

Maybe places like Homer, Trumansburg and Dryden would fit the bill in that area too.

It's ten years ago, so this might be dated, but I'm surprised to say Hutchinson, Kansas. I lived about an hour away from there, what I used to call fifty miles from the middle of nowhere. And I was just floored to see how big a gay community was there. There were at least half a dozen businesses downtown that were run by obviously gay people.
