I think you mean Most Desirable Fast Growing City?
San Jose immediately pops into mind. It is fast growing having recently surpassed 1 Million residents and has low crime, is affluent, has a gorgeous climate, a dynamic economy(despite the current rough patch), SJ is clean, incredibly diverse and located near SF and the ocean. Not bad.
Believe it or not I see New Orleans meeting the needs of a hip growing city
The only thing keeping New Orleans from being a spectacular city is its wretched crime rate. I mean it's just pitiful.
I'm convinced that if New Orleans weren't so corrupt and crime-ridden, it would rival Houston. New Orleans could've been the center for American oil companies. But I don't think that'll ever happen, at least not in our lifetime.
HMMM, I'm going to throw an area into the hat. I'd say that coastal Texas will soon be a hot spot. I don't see it as a place that will draw huge businesses, but with the aging of the baby boomers, I see it as a top retirement spot. I'll say the Corpus Christi/Portland/Rockport area.
N.O. would be a good suggestion, but I think the location would be a deterrent. Too many problems with Lake Ponchatrain (sp?) and the levees and being below sea level would make one think twice.
I see North Carolina and Tennessee as some of the next boom areas. People are leaving the Midwest and Northeast in large numbers, and some of the more traditional sun belt states boom times are over
Sun belt boom over (at least for now):
-Florida
-Arizona
-Nevada
-California, but it will recover quicker than the others
New sun belt/desirable areas that are primed to boom:
-Tennesssee is getting a lot more transplants
-North Carolina is getting a lot from both NE/Midwest and halfbacks from FL
-Texas is getting all sorts of new residents: immigrants, northeast, Midwest, West....
-Colorado, a lot of Californians are heading there
Recently listed as America's Smartest City (Raleigh/Durham)
Huge university scene
Anchors NC's most progressive major metro area (Raleigh/Durham/Cary CSA) blah, blah, blah...

How far is it in distance and hours in the car from SF and LA?
