I so desperately wish there were major Sun Belt cities with Vancouver-like smart growth planning. It would make me so obscenely happy.

Right...only people who live in the sunbelt make grammar and puctuation errors. In case you didn't know, schools everywhere teach the same English.

Those commas go inside of your quotations. It's also "punctuation" and not "puncuation."
