Look for horse friendly area
Hi folks! I have been looking for horse property in Georgia for a year. We have looked in Hall county $$ and Morgan county. I need 10 acres or more of pasture land. Are there any areas you would recommend? I am not into the city life but still need to work so we can not be out in the total sticks. I want a small town that does not look at you like you have two heads when you wear a cowboy hat. Thanks for any information.

Thompson GA is just outside of Augusta and is reminiscent of Kentucky with horses and white fences for miles. It is true "horse country" there and absolutely beautiful.
If you are not picky, any smaller town in south GA is horse country. Many people own horses, have large pasture land and house horses for others.

In thinking of the surrounding counties of the two you mentioned here are some of my thoughts on cities I've always thought were nice that will probably have horse / pasture land available when you're ready to move:
Dawson County - Dawsonville (I lived a couple of years ago)
Lumpkin County - Dahlonega
Hall County - Gainesville (I spent lots of my summers on the lake there as a kid)
Jackson County - Braselton, Commerce, Jefferson, and Pendergrass
Walton County - Loganville and Monroe
Newton County - Covington
How many horses do you have? Will you need a natural water source on the property (a pond or stream?) What's the maximum acre's you're looking for?
If you need help finding something - I'm a real estate agent and could send you reports of what's currently available. It's always nice to get a head start on watching the market to see what kinds of properties are available and the prices they wind up selling for.

Newton County and Jasper County border Morgan County. The Mansfield/Newborn area is a great place for horses. If you have children, Newton County definitely has better schools. I have a house w/10 acres of pasture that I may be interested in selling. The house is approximately 7500 square feet, property is totally fenced, but there is no barn. Also, inground pool with new salt system. If you would like more specifics as far as area roads, etc., let me know. I'll be happy to give you more info.

Also you might look into the Fannin County, GA area (near Blue Ridge and McCaysville) - there is a new development called Cadence- Blue Ridge that is opening that will be a very nice equestrian community. Let me know if I can answer any questions as I live in the area.
