Forget South Georgia if you are a northerner. Yankees are not welcome here. Easy to open business in Cordele (near Arabi mentioned above), but you'll go broke. Poverty is high, wages are low. Poor shopping, racism, and undereducated!

I am very sorry you are so miserable, but if you look around I am sure you will find there are people with a lot of money, who are not racist, who have several college degrees and are very polite and well-behaved. Perhaps you are running with the wrong crowd.

I beg to differ: Yankees are welcome. People who still think that just being from 'up north' somehow makes them superior will find they are not nearly so welcome.

I live and travel on business all over the NW side of Atlanta.
How far out do you want to be from Atlanta?

Watkinsville is a very nice small town (and growing). No Walmart there yet, but one in Athens is only about 9 miles away. Also, Watkinsville is great art area. The Oconee County Arts Foundation (OCAF) is there - you can check on web. Lots of artists in area. Hwy 441 is very busy road with several art shops along. Hope this helps!

Check our zip code 30710 at realtor.com. I relocated from NJ to a golf course subdivision in this part of north Georgia with my family 13 years ago and have been very happy. It is a short drive to Chattanooga Tn, and is also convenient to Dalton and Atlanta.
There are many people that have relocated from the north in this area. My neighbor is from Pennsylvania.

Moving to Georgia
I'm looking to move to either Goergia or Tampa, Fl. I dont know much about neither but I have been to Florida and never been to Goergia. I am a Haitian-American woman with an african-american husband with a 6 yr old daughter and racism is a big concern for me also (hope I didnt offend anyone  ). People tell me that if I want to keep my man, I should stay away from Goergia due to the men to women ration though...  . I also want to know the family friendly areas, good school, good jobs etc... I hear a lot of good things about the state but I am still skeptical as to my decision. Please tell me as much as you all can.

Big Canoe Community
You may also want to take a look at the Community of Big Canoe. It's roughly in between Atlanta and Chattanooga (about an hour and 15 minutes North of Atlanta) near where the Appalachian Trail starts. Mountain peaks in the area are over 3000 feet, so the entire area is a bit cooler than Atlanta. The community covers around 8000 acres with much of the acreage devoted to greenspace and a wildlife sanctuary. There are also 3 cold water lakes that are stocked yearly with trout and bass. I don't play golf, but I understand that the 27 hole course is excellent.
The community is pretty tight knit and the atmosphere is very small town. We have our own Chapel, post office, our own water supply, roaming security, and clubs and activities for just about everyone. Real estate in the Big Canoe Community ranges in price from $150,000 to over $1,000,000, and home styles vary from rustic log cabins to larger full-time homes.
