Street name to entrance of Eagles Pointe Sub.

Hello,
the street name leading to Eagles Pointe Sub. is "Fishing Creek Estates Rd." I own lot 3 on Fishing Creek Rd. which is the first driveway on your left. There is not a house on it just the lot. I havent been down in over 1.5yrs. It is a nice lot when cleaned up just havent had the time to go down. I may consider selling once lake level comes back up. I hear it is down right now.

Well,
I can say this, I can do without all the stripmalls, Wally World etc. although some people cant. Augusta Ga. is approx. 45 minutes from the "Pollards" "Double Branches" area and is a big sprawling town. It has most anything you could ever want, nice restaurants, at least three Walmarts etc. You can go to Lake Lanier or Oconee if you want but before you do be sure to stop and replenish the green stamps in your wallet.

How is the real estate market up there? Are there a lot of houses for sale like there is here in Southwest Florida?

I have 1.5 ac with 141 feet of rip rapped shore line for sale in S. Bay, it is Lot 25, it has been cleared last year at the Corp line and is deep water, new homes are going up as I type this, e-mail me at davek@bellsouth.net for pricing.

june 08 at lake thurmond
we specifically went up to lake thurmond to look at real estate in june,
my impression was the whole area was a late to the party real estate bubble that the owners did not want to see deflate,
example mid-level status neighborhood older, small sloped lot, barely buildable, 150K up from 100K purchase, in less than 1 year down from orignal sale offer price, but not enough.
build a community center and sell lots was the business model and lots of real estate folks up there made a killing.
high end would be stillwater cove, purchased lots for 315K - trying to flip for $399. nobody building anything at new places. don't think there is anything high end about it except the price.
8 year old Savannah Bay, 4 houses built in entire development, that is an idea of pace of development.
lake down, opinion was when lake comes back up, buyers will be back, me, i am not so sure. in this market?

S.B. is growing, slow but growing and has a active HOA and are making improvements with the S.D. Will be putting in a paved boat ramp this year and will make improvements to the front entrance and storage area, the a new home is almost completed now, the lake will come back up, most people bought in there to retire so it maybe some time before it grows.

Linocoln county will become part of Metro Augusta. In the next few years coming ahead. Alot of growth is occuring out that way. MCG is building a 35 million dollar project.On washington rd in columbia county. The road which majority of lincoln county residents use to get to Augusta.

prices are dropping, finally!
Lots are up for sale everywhere on the lake. With the way the economy is right now and where it's going, the prices will be dropping like flies. Investors bought up most of the lots when they went up for sale originally. The sales people talked the people that were thinking of retiring up there to purchase them quickly before they went up again. They'd be able to flip them just like the investors will be doing in a year or two is probably what they told them. Well, guess what? Their all stuck, like the investors here in Florida. Until they realize that those lots are not worth what their asking right now and lower the prices, they will sit on them until the realtors do their jobs and convince them to price accordingly. I'm hoping to do another road trip up there soon to see in person all of those for sale signs, and start bargaining with owners for the right price. Savannah Bay was one of the nicer communities that I went into. But the inflated prices need to drop for them to sell. I'm hoping to find something closer to the Double Branches area. I prefer the southern end of the lake but will evaluate all areas depending on price.
