I will be doing a road trip up there in about two weeks for a week to purchase a property, preferably on the water. I've been in touch with a number of realtors for about 4 to 6 months. I plan on driving around the Lincoln County area. I am looking to find a piece of property on the lake for under $ __0,000, unless it's perfect, I'll go higher. Anywhere from 1 acre to whatever. South facing, deep water, with or without a house or dock. If the house is nice I'd go quite a bit higher. But, were planning on building a log home to our specs.
If you own, or know someone who owns property in the " Double Branches area, lets talk! Have you heard of any new communities going in? I've heard of one in the planning stages, "POLLARDS POINTE", anyone know of this development? If you own acreage off of the water (10 to 100 acres) and want/need to sell lets talk. I desire to stay south of RT 378, east of RT 47, north of Rt 150 for the waterfront site. I've located one new development called "Serenity Pointe" with water lots BUT he's asking NAPLES, Florida prices, without any amenities to go along with it. All of the more northern communities, Savanaha Bay, Pointe Shores, etc... are offering community extra's and their prices are a lot less. How is the real estate market up there? Are there a lot of houses for sale like there is here in Southwest Florida? |

The problem that I have heard about property on THurmond/Clarks Hill Lake is that you are really limited in what you can do with your land by The US Army Corps of Engineers. THis has made it difficult to put developments along that lake. It is a beautiful area.. but be forewarned there is really nothing around there besides the lake. Be prepared to drive a great distance to do even the most basic shopping.. such as for groceries.
NOt really sure how someone in their right mind could justify charging "Naples, FL" type prices for property in Lincoln county, GA. For that kind of money, you would be better off looking into Lake Oconee or Lake Lanier. |

Clark hills area in mccormick in growing faster than lake oconee besides its close to augusta. Its building alot of lakefront subdivisons & residential near & around clarks hill. The drive to augusta ga or columbia sc will only be 30 to 40 mins

alot of ppl are buying homes, lofts, condos on augusta's waterfront and homes on lincoln & mccormick waterfront's

You can try checking out Main
Your best bet for lake property would be in Lincoln county. And it is rather pricey just for the land. |

Eagle Point is a smaller development, but the roads are in and underground electric is in process. 'Lake' lots are only 3/4 acre and they can be up to 200 feet from water, but you can have your own floating dock. Prices are more reasonable than some of the other developments. 'Inside' lots can be 2 to 3 acres for under 100K.

I'm seeing them drop, the realtors are calling with deals. Just not realistic enough yet.

I used to drive in the area you're talking about to get to McCormick, SC for golf. Its very scenic, that's for sure. I've always wondered why no development. Its very nice property - but dysgusta is right, not much around as far as amenities/stores.

So now would be the time to buy, before all of the commercial strip malls get there.
