Looking for a nice place to have horses
We would like to have at LEAST 10 acres and where there are horse trails. I've been hearing about a State Tax in Georgia. Is it really high? Taxes in Florida are going sky high so we don't know if we'll stay. North Florida is still nice but South Florida, you can have it! My son lives in GA but only knows the city. Any info would be nice.

Hey Sick of South Florida, I hear your pain...I live here too..I am not sure about the 10 acres, but yes, there is state income tax in GA. From what I heard, depending upon salary, it is almost a wash living moving to GA from FL with all the taxes. But the cost of general living is cheaper in GA. In an exploratory trip there, we found top of the line HOI, would be around 500.00 a year, and property taxes under 3000.00 a year. Our insurance agent told us today that our HOI in Fl will be going from 2400 to 4500 in December. We have our house on the market, but it is taking time. We originially wanted to downsize, but you can't down here. Moderator cut: : Good luck!

I don't know if you will be commuting to Atlanta for work, but if it's horses you like try Carroll County. Even a little farther out is Heard county.

I didn' t even think about this when I replied to your post earlier . . . Coincidently, Douglas County purchased 500+ acres for county recreation a few years ago. They have completed a state of the art Aquatic Center and will be adding some sporting fields, and most importantly, Horseback riding trails! You can do a lot of riding on 500 acres! Anyway, I live on a dead end street that dead ends right into the back side of the acreage where the trails are slotted to be. We are planning to put our house on the market in the next 3 weeks or so. We are on about 3 1/2 acres, so if that is enough to keep a horse happy, perhaps you will be interested. Our street only has 8 houses on it with 3 1/2 - 10 acre lots. We are about 20 minutes from Atlanta and our schools are Chapel Hill District, as people have attested to in some of the threads here. still horse country in Georgia
Cherokee County is still great for horses. I have owned a horse here for 26 years, and board her on a friend's 12 acres nearby. Cherokee is convenient to everything, but still has a peaceful, rural feel - and horses are definitely welcome! Taxes here are still reasonable as well.

Bring the horses! Come to Toledo Bend Lake area in Northwest Louisiana and East Texas. Nice hills and trails. Very cheap land and rock bottom property taxes. It is slowly being discovered. Lots of good hay and forage. Great mild climate. I am purchasing 1,000 feet of shoreline and 36 acres for a great price that I could not afford anywhere else. Ride your horses on your own private white sand beach! You can do it here and for much less than you think.

I am 50 miles west of Atlanta (just through Villa Rica in Paulding County) and have 9 acres and 4 horses and I love it out here! I work in downtown Atlanta so I definitely need to unwind when I get home, and that's exactly what Paulding, Carroll and Polk counties can do for you.

Waycross, GA (located in the southeast an hour from the coast) has a beautiful new subdivsion for horse lovers and hunters alike. The lots are minimum 20 acre parcels and start around $99,000. The downtown is being revitalized and welcomes new businesses. If you like the country and want to live in the peace and quiet this is the place. You can live here at a fraction of what you paid in So. Florida. Best of luck to you.
