I have a friend who just sold at Lanier as the lake and area have gone to hell along with property values.
That area has declined long before property values went down after 2003.

What is the worst thing about Lake Lanier?

This question prompted more write-in answers than any other. Overall the worst thing on the lake is the cost of real estate, but other suggested answers included:
  • Low water levels
  • Not enough boater safety rules
  • Slow boaters
  • Steady property value declines

Wow, that just proves you know nothing about what is going on in real estate. You finally made that most dumb comment yet!

Apartments are the only thing that is hot in real estate right now. Hard to get financing done, but projects are getting done. Leave the work up to me and maybe you can learn something young grasshopper.
