Default North Ga. cabin owners -- a few questions

We're considering a move to Ellijay or north and looking specifically at what realtors call cabins (but look like houses to us). This forum and the MLS listings have been great, but sometimes it's difficult to translate what we're seeing into everyday terms, like:

Almost all the cabins are in subdivisions. Is that code for an HOA and CCRs? What are typical dues like?

Why are there so many gated subdivisions? Is property crime that bad?

Seems like almost all are on private wells and septics. With a drought, are any wells running dry? And it seems like many of these have lots too small for a septic field AND a well.

The area seems to be quite overbuilt. Any experience with transaction prices vs. listing prices?

Thanks for your help. We look forward to moving South again.

Generally speaking, yes in regard to the HOA and CCRs.

No. Crime is not the reason. Many N. Ga. counties had no zoning regulations of any kind up until a few years ago. So you might build a $500k house and have chicken houses or a run-down trailer next door. The 'gated community' is a way to prevent that from happening. As well as to provide neighborhood pools, tennis courts, etc.

Yes, we're running out of water like many other places.
Many of the communities have a central, shared water supply, and individual septic systems. Some are now putting in privately-run sewer processing plants (probably so they can sell even smaller lots).

Pretty soon, the kudzu is going to be hidden by the 'for sale' signs.
