Best subdivisions: Conyers, Stn Mtn, Snellville? (Atlanta, Covington: for sale, appliances, house)

Can someone help me out here? I'm looking to purchase by mid February (the latest). Here are some of my stats:

Likes: Open floor plan, hardwood, basement (stucco or dark brick a plus!)

Here's where I've looked so far:

Stone Mountain
Waters Edge
Southland
*Annistown Meadows
*Note: If I could find a home on the market like these in my price range. Simply gorgeous!

Snellville
*Area near Centerville
*Note: The residential areas in the direction behind the Publix stripmall (across from where the new Walgreens is located).

Conyers
Lochniver
Martingale
Fountain Crest
Shadow Lake

We obviously have the same taste, those are subdivisions I looked at when I moved here. My favorites are Lochwolde (behind Publix), and Wynterset Lakes. We moved into Wynterset Lakes last year and cannot be happier.

Comparing what you can get for the price in each of the areas you have listed, Conyers will give you the most home for the best price. A very good friend lived in Lochinver (which I believe is next to Heritage H.S.?) and she had no complaints whatsoever. The homes are beautiful and the people are genuine- we were treated with great respect even though we did not live there (nor could we afford to). Even better value is if you could find something in your liking within Covington. Big difference.

Anyway you go, all the areas you are looking at are wonderful. East of Atlanta is just awesome in my humble opinion. BTW- Schools are good too!

Snellville (gwinnett county) has the best schools in GA. Top HighSchool is Brookwood and top Middle School is Crews, and they are all in the same area. However, the area is very expensive but have the best subdivisions and shopping area.

To find a home in the Brookwood area (snellville), go to forsalebyowner and use key word "Havenstone or brookwood"

Personally, I like Snellville more than Stone Mountain or Conyers. We have Gwinnett County schools and Gwinnett County taxes. My favorite areas of Snellville include the area that you mentioned near Centerville. Lochwolde and Wynterset are both very nice. My favorite neighborhood is Belle Glade Estates, off Mink Livsey and just south of Lee Road. I think Belle Glade is a much better value than Lochwolde. The homes are usually on larger lots than Wynterset. Belle Glade has rolling hills and large lots which gives it a nice "estate" feel! If you are looking in the mid $300's - $600K range, you should check it out. If I were choosing between brick and stucco, I would choose brick. At resale time, many people will not consider any type of stucco (synthetic EIFS or hard coat) because of past issues. Also, you do not have to paint brick every few years.

I have a house for sale in Lochwolde. It is 4000+ sq. feet basement is 90% complete. It was built in 2004. Lot size is 1.79. All brick. It has many upgrades including hardwood,heated limestone floors in master bath, granite thru out, security system including camera at front door, plantation shutters, surround sound in keeping room, built in speakers on main floor for entertaining, central vac, solid core doors in bedrooms and baths, gourmet kitchen w/stainless appliances. It is for sale way under appraised value and i am very eager to sell because i now live in SC.
