Best place to live: Madison, Covington, Roswell or Cumming? (Atlanta: for sale, house)

In July 2008 we will be relocating to Georgia from Europe

Thanks to all the information of this forum we have been able to narrow down our search to some more specific areas. Now maybe some locals could give us some advise on the choice between the 4 remaining options:

- Madison
- Covington
- Roswell
- Cumming

We are looking for very safe areas (so very, very low on crime) that are family oriented. Schools are not important, but nice and friendly people are. Who could inform us some more about the pros and cons on these four locations?

Also if we should avoid certain area's in these four towns, please let me know. All the information you have for us is greatly appreciated...!

For me, it is between Cumming, Georgia at Lake Lanier (which is about 18 feet down right now, due to the drought we have been experiencing), and Madison, which is east of the state. More information for both cities can be accessed by simply "Googling" both cities on your computer.

Roswell used to be a great place to live, and in some section still are that way. Roswell is a great historical community, but it's historical significance has been encroached upon by other more negative social influences and the taxes are high. I wouldn't live there and I will leave it at that. Of course, when you Google Roswell, you'll hear about all of the positive, and there are positive aspects. Traffic is fierce as well.

I am not familiar with Covington, Georgia.

If you are able to get a map of the State of Georgia, you will see that Roswell is south of Cumming, which is north by 40 miles of the city of Atlanta, and Covinton and Madison are east by about 20 miles of the city of Atlanta.

covington is actually about 35 miles from the city and madison is more than an hour away from Atlanta

Madison and Covington are great quaint towns if you are into that...especially Madison.

Cumming is great for lake Lanier as the previous poster noted...

Roswell was nice a while back...unless you have to work in Atlanta I'd aviod it, just to not deal with traffic.

overall you have good choices though!

I have a house for sale in Covington in Lochwolde. It is 4000+ sq feet. All brick. It is a custom house w/all the upgrades for sale way under appraised value. I am very eager to sell because i now live in SC because of my husbands job. I loved Covington as well as my neighborhood w/swimming and tennis. If interested in a good deal please give me a call.

I prefer the north end of the city, and have lived in both Roswell and Cumming. Roswell is pretty congested with traffic, and Cumming used to be pretty rural but now has lots of stores and restaurants (and more traffic because of that). You'll get more home for your money in Cumming, and there's a lot of new construction.

I, too, have a home for sale. In Cumming. I'm not moving away, just four miles down the road into something bigger. We bought this house when we had one child, and we now have four!

I hope you moved to Madison. I just saw your post. My husband and I moved to Madison in Jan. 2007, selling our home in another state to move here and retire, and be near our married son who is also happy to be living here with his young family.
It's a small and friendly community that is a wonderful place to be. No traffic or criminal activity to speak of, and our law enforcement is always there when you need them or not, right on top of things, and looking out for any suspicious activity. We live only a few hundred yards from Lake Oconee, and the beauty of that, plus all the greenery, which throughout the whole state of Georgia, is magnificent to behold!
Both my husband and I are of 100% Italian descent, so our parents and grandparents all immigrated from Europe in the early 1900's.
Madison to us, is like heaven on earth. We feel it is the safest, cleanest, and best place to live!
As we say in Italian, "Benvenuti" and because it's December, "Buon Natale"!

Flowery Branch near Gainesville is nice. All are close to UGA and Georgia has the HOPE scholarship, so tuition is free. Madison is also nice. Atlanta is a rat race of which I want no part of.

i live in nj and am looking to relocate. i did some research on madison,ga and it sounds nice. i am looking for a historic area that if i leave the historic section, the outskirts of the area are still clean and safe. i would like a nice downtown and a simpler pace. any suggestions?

I have lived in Roswell for twenty years. It has terrific parks, with more to come, great shopping, lots of restaurants, some of the best schools, public and private, and lots to do. It has grown of course and the roads are more crowded, but it is still a great place with homes in every price range. The taxes are fair considering the services you get. I can't think of a better small city in N Georgia.
I am from New York originally and I enjoy the smaller city flavor.
